Use this intake to prepare for a direct conversation about acquisition representation, underwriting, portfolio strategy, 1031 planning, family-office or private-capital relationships, or a potential private real estate partnership framework.

The form identifies the decision and relationship you are considering. It is not an accredited-investor questionnaire, securities offering, formal suitability determination, or commitment by either party. Do not submit Social Security numbers, account numbers, tax returns, bank statements, identification documents, or other sensitive financial records.

What Happens After Submission

TFI reviews the submission to identify the real estate objective, timing, property type, geographic scope, and relationship you are considering. The next step may be a direct consultation, a request for property-level information, a referral to another qualified professional, or a determination that the requested relationship is not currently a fit.

Submitting the questionnaire does not place anyone on an investor list, reserve access to an opportunity, create a brokerage or advisory relationship, or establish eligibility for a private offering. Any engagement requires separate discussion and, where applicable, written agreements.

How This Intake Differs from an Accredited-Investor Questionnaire

An issuer normally uses an accredited-investor questionnaire in connection with a specific private securities offering to evaluate or verify eligibility under the applicable exemption. This TFI form does not request income or net-worth verification, tax returns, brokerage statements, credit reports, professional-license evidence, or other documents that may be relevant to that formal process.

If a future private real estate opportunity is properly formed, any required qualification or verification would occur separately under the offering's legal process. The SEC explains that the standards differ between private-placement exemptions and that Rule 506(c), for example, requires reasonable steps to verify accredited status.
